FULL BREAKDOWN:
First: A single family rental property bought in 2012
This was purchased through several years of savings as a real estate agent, and purchased as a short sale near the bottom of the market
Second: Another single family rental property bought in 2012
This was also bought with savings while working as a real estate agent. It needed minor renovations.
Third: A triplex in the same area bought in 2012
This needed some work, but was in a great location - I sold my car to help fund this deal
Fourth: A Single Family Home bought in West Los Angeles in 2016
This was bought with several more years of savings as a real estate agent
Fifth: A duplex bought in mid-city in 2017
This was in a very central location, and is now known as “The $0 House” because I was able to cash out refinance my entire investment out from the property to re-invest elsewhere
Sixth: Another duplex bought in mid-city near Inglewood in 2018
This was bought because it was a great value, could be rented out with a possible 2nd bedroom, and was close to so many new developments and construction
Seventh: Another Duplex bought in West LA in 2020
This was a primary residence with detached guest house.
Eighth: A Single Family Home bought in Las Vegas in 2020
This is a primary residence beginning Jan 2021.

FIRST: The book “Think And Grow Rich” by Napoleon Hill.
When it comes to making money, building wealth, and progressing in your career, I truly believe that a large part of that is mental. And this book gives you the EXACT strategies and blueprint to think like someone who makes millions of dollars and achieves whatever they set out to do.
SECOND: A Coffee Maker
The sad reality is that, according to the investment app Acorns, 1/3rd of American spend more on Coffee than on Retirement.

For someone who goes and gets a $3 cup of Starbucks coffee every morning…spending $35 on your own coffee maker would pay for itself in LESS THAN 2 WEEKS…and then everything else after that is profit.
THIRD: A crock pot.
All you need to do is throw in some meat and vegetables, and then forget about it until later…then afterwards, you’re going to get a really delicious home made meal, for a fraction of the price of eating out at a restaurant. Even if this doing this just saves you $5 per meal instead of grabbing food on the way home…your total cost of the crockpot PLUS ingredients should end up paying fo itself within less than 2 weeks…then, everything else after that is pure savings.
FOURTH: Rechargeable Batteries
These can be expensive! For a little more, you can get a whole bunch of rechargeable batteries and NEVER have to replace them, ever again.
FIFTH: A Reusable Water Bottle
Just setting yourself up with this ONCE should, ideally, pay for itself relatively quickly if you’re the type who would otherwise buy water bottles, or buy a drink when you’re out.
SIXTH: A reliable, used car
In terms of making and saving money - going with a vehicle that’s already seen the majority of its depreciation can be a great way to cut back on your expenses, and drive a car without losing much money.
SEVENTH: A DashCam
This is installed to the front of your car that continuously records footage in the event something happens. Chances are…hopefully…you’ll never need to use it. But, the $50-$100 you spend on this is almost like an insurance IF anything happens, and you need PROOF to back up your claims to an insurance company.
EIGTH: The Stock Market
This is where you can invest in a small ownership of a particular company, or groups of companies…and as their value goes up, so does your profit. In addition to that, many stocks pay what’s called ‘Dividends’ - this is when they pay YOU every quarter for owning their stock, depending on the profits of the company.
NINTH: Real Estate
The way I see it, is that we all need a place to live - and, if your strategic about it…you can find a way for this to pay for itself. One of the ways I do this is by what’s called “House hacking.” This is where you buy a multi-family property with 2 to 4 units, you move into one of the units, and then you rent the others to cover your cost of living. If done correctly, you should be able to break even on the property without coming out of pocket…thereby, “living for free.”
TENTH: Education.
This could be in the form of buying a book, watching countless hours of YouTube like I do, going to an event to network, or buying yourself ANYTHING to improve your skills. All of these have the potential to yield a 100x return on what you spend, in terms of your future earning potential.

NUMBER ONE: IT MAKES NO DIFFERENCE HOW MUCH MONEY YOU MAKE
When it comes to achieving financial independence….it ONLY matters… how much of THAT income you can SAVE at the end of the day.
NUMBER TWO: SAVE MONEY
What most people DON’T know is that, based on your own income and expenses, you can calculate how long it’ll take you to retire - at your current savings rate - in less than 2 minutes:

NUMBER THREE: REDUCE EXPENSES
For the sake of saving more money and moving up your “RETIREMENT TIMELINE,” - especially in the next 10 years - you MUST do ANYTHING POSSIBLE to save more money, and you HAVE TO LIVE BELOW YOUR MEANS. Remember, for every 5% of EXTRA income that you save…you’re able to retire up to SEVERAL YEARS EARLIER…so, every little bit counts.
NUMBER FOUR: STAY AWAY FROM HIGH INTEREST DEBT
For myself, I make sure to NEVER carry a credit card balance…I never finance anything I can’t afford…and, I stay away from ANY DEBT that’s not a low interest, tax deductible, fixed rate car payment or mortgage under 4% interest...that’s IT.
NUMBER SIX: INVEST CONSISTENTLY
-One, take advantage of your 401k, Roth IRA, and HSA accounts because these save you on taxes
-Two, Invest consistently, long term.
-Three, don’t time the market - just invest long term consistently, regardless of where the price is.
-Four, invest in a low-fee index fund that covers the entire market
-Five, wait. Let the markets do their thing - and, over time - you’ll make money.
NUMBER SEVEN: INCOME
Your BEST CHANCE at being able to retire in 10 years, and make a LOT of money, is to work a job or a side hustle that pays on RESULTS, not your TIME. If you get paid based on your RESULTS - then, hypothetically, you should be able to find ways to streamline those results and make more money, without working any harder.
I know some of this might be like “DUH!! TELL ME SOMETHING I DIDN’T KNOW” but…this is the truth….you MUST make enough money to be able to save 70-90% or more of your income for 10 years, and that’s the entire calculation, at it’s core, if you want to retire from nothing.
I understand it’s not for everyone, and the idea of “retirement” sounds miserable…but, for me…that just means I have the choice to pursue the projects, work, and hobbies I find the most fulfilling… not that I’ll stop working and just relax all day doing nothing. To me, THAT’S what “early retirement” is all about...it’s the FREEDOM from being able to make a conscious choice, each and every day, in terms of how you’re going to spend your time…if it’s making more money and working, great. If it’s spending all day on YouTube…fine. But, at least that choice is YOURS…and, for 10 years of nonstop work…I can say, it’s absolutely worth it.

FIRST: Create Short, and Long Term Goals.
Here’s the thing…you can’t expect to get what you want, or to achieve anything in particular, without having a direction. You NEED to be clear about what you want, and by KNOWING what that is, you’ll be better able to get there. BUT, at least for me…sometimes Long Term Goals just seem too distant to provide any sort of urgency. hat’s why you NEED to ALSO create short term goals…these should be goals for the week, or for the month, or something that’s so close by so that you have an URGENCY in getting it done.
SECOND: Ceate a TO-DO list EVERY SINGLE DAY
Just like when you create your short and long term goals…your DAILY TO-DO LIST is going now to be the holy grail of your entire day. And with this, understand Parkinson’s Law: Your work expands so as to fill the time available for its completion. So begin implementing deadlines as to when each task needs to get completed…and magically, you’ll be able to get everything done that much faster.
THIRD: Meditation
Prior to a few months ago, I thought the whole thing was bogus, and I just didn’t get it. But I gotta say, the first time I really gave it an honest shot with an open mind…something just clicked. So, over the last few months, I’ve been meditating twice per day, almost every single day, for 15 minutes each…and it’s made such a difference. What was first this stupid, pointless thing…is now something I really look forward to, that brings me a lot of creative, positive thoughts once I’m able to tune out all the clutter of my mind, and all the worry of everything that needs to get done.
FOURTH: A consistent sleep schedule
It turns out, though - scientifically - our bodies do BEST with that type of consistency, of going to bed - and waking up every single day at the exact same time. You’ll find that your body adapts to whatever schedule you give it - and when you throw that balance out of wack - your body’s chemistry works in overdrive to compensate for that. Studies have also found that irregular sleep schedules lead to poorer performance, weaker memory, and a worse QUALITY of sleep when you DID go to sleep.
FIFTH: Exercise and going to the gym
I’ve found that there’s nothing that makes you feel better, that gets you more motivated, that brings you more energy, that gets you more clear headed - than going to the gym and working out. Not only that, but the HEALTH benefits of going to the gym on a regular basis are IMMEASURABLE.
SIXTH: Get in the daily habit of NOT procrastinating.
It’s called The 2 Minute Rule. Here’s the concept: MOST things we stress about and procrastinate on, really don’t take THAT much time to do. So, the 2 minute rule suggests that whatever you can do in 2 minutes or less, you should get done IMMEDIATELY. Whether it’s a text message you were meaning to send, or replying to an email, or even just cleaning up after yourself…don’t postpone it…if it’s 2 minutes or less, just go and do it right now.
SEVENTH: Being Consistent, Daily
Trust me, without consistency - everything above is pointless. Don’t waste your time creating goals, pushing yourself at the gym, meditating, and creating a sleep schedule - if you’re just going to dabble with it here and there, stop for a little bit - then come back to it later, and quit again…you’re just not going to see results, it’s going to be frustrating, and it’s not going to end well. Beyond ANYTHING…ALL of this fails if you don’t stay consistent with it because consistency is like the GLUE that holds all of this together.

HOW TO PREPARE FOR A MARKET DROP:
ONE: ALWAYS keep a 3-6 month emergency fund at all times.
I know I sound like a broken record when I say this NONSTOP, but it’s true - having 3-6 months worth of your expenses, saved up, in cash - at all times, is one of the easiest things you can do to make sure you’ll last through a stock market drop.
TWO: DIVERSIFY your investments throughout AS MANY DIFFERENT INDUSTRIES AS POSSIBLE.
That way, should ONE market fall…the others should be enough to offset that. And if the ENTIRE market falls…I’ve still got 20% in cash, on the sidelines, to keep buying in…even if my income drops.
THREE: KEEP BUYING IN.
Study after study show that the best thing you can do is just STICK TO YOUR PLAN, KEEP BUYING THE ENTIRE MARKET, and HOLD.
FOUR: DON’T PANIC SELL.
What I’ve seen SO MANY TIMES, is that the psychology that pushes you to sell because your investment is dropping…is going to be the same psychology that will hold you BACK when the market starts going up.
FIVE: KEEP A STEADY INCOME.
The WORST CASE SCENARIO isn’t just that the market drops…it’s that it falls, DURING A TIME that you lose your job and need to sell those investments to stay afloat. An emergency fund could hold you over 3-6 months while - hopefully - the market recovers - but, if it doesn’t - you want to make sure you have SOME consistent income to either continue buying in, OR - to pay your living expenses so you don’t have to sell during a time where everything is down.
SIX: KEEP MORE CASH
I’ll admit, statistically - this is NOT what you should be doing, and more often than not, investing your money all at once in the market will yield the best results - BUT, if you want to play it safe, and value peace of mind…keeping MORE cash on the sidelines is a way to do that.
SEVEN: STAY OUT OF MARGIN DEBT AND LEVERAGE.
I think it’s pretty safe to say, you’re playing with fire if you’re borrowing money to invest in the stock market, cryptocurrency, or any other speculative, short term asset. The ONLY EXCEPTION would be a “low interest” mortgage on a cash-flowing rental property that you intend to keep long term…but, besides that…stay out of debt, at all costs.
EIGHT: If you NEED this money in the next 3-5 years - it’s probably not a good idea to invest it.
A few years is not long enough to ensure that you’ll actually make money, and - as we’ve seen - there have been PLENTY OF TIMES throughout history where the market takes almost a DECADE to recover - so, the shorter your investment timeframe is - the less likely you should be invested in something that could drop in price.

First - The WORST thing in your 20’s is living above your means.
From my perspective, if you want to set yourself up for the rest of your life, financially…your 20s are the absolute BEST time to live below your means, delay gratification, and save religiously. Not to mention, practically…no one expects you to live lavishly in your 20s, anyway. You can easily get away living with room mates, driving an old car, wearing sweatpants every day, and not eating out because MOST people do that in their 20’s, anyway. So embrace it - and lean into that stereotype because you can only get away with that for so long before it starts being less socially acceptable.
Second - DON’T IGNORE YOUR CREDIT SCORE - https://youtu.be/Vn9ounAgG3w - FULL VIDEO ON CREDIT SCORE
If you don’t have any credit whatsoever right now, just go and sign up for a discover it secured credit card with a $300 limit, put a few minor expenses on the card every few months, and pay it off in full. Seriously, building your credit is actually THAT easy. It’ll take you MAYBE 2 minutes PER MONTH to do this, and as long as you slowly add more no-annual fee credit cards into the mix every 6-8 months and pay your bill in full and on time, you can EASILY get a PERFECT credit in 2-3 years for $0 out of pocket.
Third - Don’t want for things to happen
Here’s what you need to know: Nothing will happen if you don’t take the initiative to MAKE IT HAPPEN. And this is a shame because NO ONE IS TAUGHT HOW TO GO AFTER THEIR OWN GOALS…ON THEIR OWN…WITHOUT BEING TOLD WHAT TO DO. If there’s something you want - it’s up to you to make it happen. If you have a goal, you’ll need to actively work towards it. There’s no deadline, there’s no homework, there’s no test…it’s just YOU, for better or for worse. You need to learn to hold yourself accountable for everything you do, and ONLY YOU will keep yourself on track.
Fourth - Don’t play it too safe and take some risk
business, moving careers, because every new experience will come with knowledge you can use in the future. Not to mention, getting in the habit of putting yourself in uncomfortable situations NOW is going to make it SO MUCH EASIER to continue doing that in the future - and those are where your BEST opportunities usually are.
Fifth: No one has any idea what they’re doing
So, just take comfort knowing that you’re not alone if you’re still figuring things out, or if you’re disappointed you don’t feel like you have it all figured out - that feeling probably won’t go away, but once that you know everyone feels that way and it’s NORMAL - it gets easier.
Sixth: Don’t worry about things that haven’t happened yet
Instead - in your 20s - spend your time thinking about the MOST LIKELY SCENARIO, and think about how you work TOWARDS something - not how can you work AWAY from something. Mental energy is something that goes a LONG way - and if you’re wasting your time stressing about things that don’t matter, that’s less time that you can focus on what DOES matter and what WILL actually get you ahead.

Even though the term “Quiet Quitting” has existed for well over a decade…the RECENT trajectory is all thanks to a viral TikTok, which summarized that - even though you’re not outright QUITTING YOUR JOB - you’re quitting the idea of going “above and beyond.” You’re still performing your duties, but you’re no longer subscribing to the “hustle culture mentality” that work has to be your life - and that, your worth is not defined by your productive output.
However, the reality is: “acting your wage” will come at the cost that - long term, you’ll likely have a much harder time getting a promotion, working up to new opportunities, or even keeping your job - IF that’s something you value.
If you’re the type who WANTS recognition, who WANTS to grow within their career, and WANTS to eventually make more money…it’s often BETTER to give a LITTLE MORE than expected, and by doing so - you make a lasting impact that sets you apart from the competition.
In addition to that, it also serves as your safety net in the event we DO enter a severe recession with mass layoffs…because, like it or not…throughout recessions, we tend to see a COMPLETE contraction across the entire economy, including job losses.
I would take this EXTREMELY SERIOUSLY…because, even though it’s easy to “quietly quit” while unemployment is at an all time low, since 1955 "the U.S. economy has always experienced a recession within two years from every quarter in which inflation was above 4% and unemployment was below 5%, as they are today.”….and, on top of that…the unemployment rate has NEVER held below 3.5% for more than a year.
From my perspective, it’s totally okay to set boundaries in terms of your work/life balance…but, it shouldn’t be surprising if someone else gets the promotion, or a better opportunity - and that needs to be factored in, at least to SOME degree.
Of course, on the flip side: employers can’t simply expect their employees to keep 1-upping each other for a raise that doesn’t match inflation - plus, I’m sure it’s also demotivating to see the person who slacks off, getting paid the same as the person who takes on extra work, so, companies NEED to cultivate an environment where there CAN be incentives along the way.
Now, as far as what YOU could do about it: honestly, if you’re the type who’s happy with what they’re doing, self-motivated, and has a clear path for what you want, this is an opportunity to stand out in the workplace, and solidify yourself as someone who indispensable for the company. It could also be a great time to look for other work that’s more personally fulfilling, or - creates a better environment for what YOU want out of life.
