The 2022 Housing Market:

First, mortgage refinances. =
In July, every single aspect of refinances dropped to its lowest level…ever reported…in history. In addition to that, this was ALSO the first time - ever - that HOME SALES accounted for 64% of all mortgage prepayments.

Second,Home Prices.
As they report, the housing market has officially shifted from “slowing down” to a “DECLINE” in July, with median prices falling for the first time in 32 months. That means, that annual price growth in July was the fastest single-month deceleration in more than 40 years… falling during a summer month, that usually increases.

Third, they noted that some markets are being hit worse than others:
The largest decline, so far, is awarded to San Jose, California - with a 10% drop in just the last 3 months…along with Seattle, Washington, at 7.7%…San Fransisco at 7.4%…San Diego…Los Angeles…Riverside, California…Portland…Las Vegas…and finishing off with Richmond, Virginia with a decline of 1.1%. All in all, more than 85% of major markets have seen prices decline from their peak…with a third experiencing declines of more than 1%.

So, in terms of what this means for YOU:

One, when seller’s can’t get the price they want - they’re instead, choosing to rent - and this is good news. With more homes being offered for lease…this should help ease low inventory, and bring down monthly prices right alongside with it.

Second, as we approach the end of summer - housing demand typically declines, and that could be even MORE pronounced throughout the rest of 2022.
A RedFin Chief Economist even went so far to explain that “Thanks largely to mortgage rates near or even above 6%, potential homebuyers and sellers are focusing on the back-to-school season and enjoying the last days of summer rather than getting into an uncertain market.”

Three, even though this sounds severe - it’s probably NOT going to lead to an “all out crash.”
For example, Moody’s Analytics believes that - most likely - housing prices will shift somewhere between 0 and -5% year over year, to as much as -10% if we enter a severe recession…this “worst case scenario” still pales in comparison to the 2008 Great Financial Crisis, where housing prices fell 33 percent from the peak, over a period of 3.5 years.

Four, because of that - there are some steps you can take to come out ahead, IF you’re in the market for a home:

One: Shop around your mortgage rate. Even though rates have gone up - significantly - that doesn’t mean you can’t get a better deal with someone else…so, it doesn’t hurt to ask.

Two: Don’t get attached to one any property. Chances are, eventually - something else will come up that’s just as nice, so negotiate as best as you can, and don’t be afraid to walk away.

Three: Lock in a FIXED RATE LOAN. That way, no matter what happens, your payment stays the exact same.

And four: Only buy a home that you intend on keeping for at least 7-10 years. That way, you’ll be able to ride out any fluctuations in the market long enough for it to - hopefully - recover.

ONE: INVEST AS SOON AS YOU POSSIBLY CAN.
When you’re young, one of the BIGGEST advantages you have when it comes to investing is really simple...it’s just TIME. Not only can you ride out any short term fluctuations in the market, but you can take full advantage of what’s called COMPOUND INTEREST. 

TWO: DO NOT TRY TO TIME THE MARKET
One study benchmarked the performance of more than 83,000 investors on eToro who made more than 3 trades within a given year - and the results were bad.

This graph shows the AVERAGE PROFITS from each trader over a 12-month span…and, at the end of the day…79.5% of them lost money. The MEDIAN return was -36.3%…only 1 in 5 people who traded stocks were able to just BREAK EVEN…and, statistically…you were also nearly just as likely…to lose EVERYTHING.

Another study from UC Davis in 2010 concluded that only 1.6% of traders were actually profitable…and, generally speaking, research shows - the more trades you make, and the more you try to time the market, the lower your overall return becomes. THREE: ONLY INVEST IN WHAT YOU UNDERSTAND
You should know where your money is going, how much your brokerage is charging you, what’s been the historic return of that particular investment, how the investment makes money, and how much volatility you can realistically expect to handle. If you can’t answer those questions, and then explain WHY your money is best suited for THAT particular use…than my advice is this - probably don’t invest.

Here’s what I do: If I know I’m going to need the money within the next 1-2 years, like for a down payment on a house, or to pay a tax bill, or to save up for something in particular…I won’t invest it. Instead, I’ll just throw it in a high yield savings account, earning about 0.5% interest…and that’s it.

Sure, I might miss out on potential gains in the market like I did these last 12 months - but it also means I won’t LOSE any money if the market goes down, and that GUARANTEES I’ll have all of my money available by the time I need it, without any risk whatsoever.

FIVE: ALWAYS INVEST CONSISTENTLY
Just consider this: If you decide to invest $10,000 TODAY…and then do NOTHING for another 30 years…at an 8% return…that will have grown to a $100,000 amount. HOWEVER…if you INSTEAD just invested $200 per month…and, did that consistently over that exact same timeframe…you would have $317,000…or, 3X MORE MONEY…by investing LESS UPFRONT, WITH MORE CONSISTENCY.

1. Vanguard SP500 Index Fund - VFIAX
VFIAX is created to track the ENTIRE SP500 - which, consists of Top 500 Publicly Traded Stocks in the United States. Buying THIS ONE FUND is basically the equivalent of owning the companies that make up three-fourths of the US Stock Market’s value.

2. The Total Stock Market Index fund - VTSAX
VTSAX is designed to give you exposure to the ENTIRE US Equities Market, which, includes small, mid-sized, and large companies - and for one low price, you can own a small piece of 4100 DIFFERENT STOCKS.

3. The Vanguard International Index Fund - VTIAX
This is an index fund that covers the stock market OUTSIDE of the United States, including emerging markets, Europe, the Pacific, The Middle East, and North America. Some of their largest holdings are companies that many of us use day to day, from Semiconductors, Video Games, Alibaba, Samsung, Nestle, Toyota, and so on.

VIGAX contains a mix of 266 different companies, all geared towards the businesses which - lately - have done exceeding well.

5. The Vanguard Global Market Index Fund - VTWAX
If you took everything I've just mentioned…smashed it all together…and then, threw in emerging markets, along with everything ELSE you can think of…that’s THIS. It gives you exposure throughout the global stock market, with a portfolio of nearly 10,000 different stocks…so, this is just about as diversified as you can possibly get.

6. The Vanguard Real Estate Index Fund - VGSLX.
This is an index fund that invests in a mixture of “Real Estate Investment Trusts,” where - instead of owning a fraction of a stock - you own a fraction of a company, that owns and operates commercial and residential real estate.

So between everything I just mentioned, you should be able to find the PERFECT index fund to invest in…and, even though I used Vanguard as our example…there are a MULTITUDE of different options to chose from, and if you prefer to buy the ETF…any brokerage will do.

I thought this would be a fun video, to go back to the basics and cover EVERY technique I’ve used that’s allowed me to save almost 100% of my income and essentially “Live For Free”.

FIRST: LIVING FOR FREE
This is when you buy a multi-family home - like a duplex, triplex, or fourplex…then LIVE in one of the units, and rent the others house to cover your cost. You could also buy a single family home with a detached guest house, or maybe with a basement that you rent out to cover your overhead. Typically, when done right…the rental income from the other units will cover your entire cost of owning the building - and when that happens - you’ve essentially got a free place to stay. SECOND: DRIVING FOR FREE
There ARE cars out there that you can buy, under market value, at the bottom of their depreciation curve…that don’t lose much value during the time that you drive it. For example, MANY used cars reach this point after about 5 or 6 years where the depreciation levels off, allowing you to use it without costing you a lot of money. Then, at the very least - the only out of pocket cost would be insurance, maintenance, and gas…which, if you find yourself a reliable car, and don’t get speeding tickets…it shouldn’t be much money.

THIRD: TRAVEL FOR FREE
Credit card companies will offer incredible bonuses JUST for signing up for their credit card. People who understand the art of how the system works, can use this to their advantage by signing up for said credit card, meeting the minimum requirements to get the bonus...then GET the bonus, redeem that for all types of free travel, and then move on to the next card and repeat the process again.

First, obviously, you should NEVER do this is you have no idea how to properly handle a credit card.

Second, NEVER pay a SINGLE DIME IN INTEREST. So lets make it clear: you won’t owe ANY interest when you pay off the card in full, when it’s due.

Third, DO NOT DO THIS if you’re about to get a loan for a house, or a car.

But if you can follow the above few steps and do your research about the best credit card reward bonuses to get…doing this can be a fun hobby that’ll end up making you a LOT of money in free travel, rewards, and perks - and that’s how I’ve been able to cut my travel expenses down to $0.

FOURTH: MAKE COFFEE AT HOME
If making coffee at home means that you can save just $15 per week on coffee…that works out to be a savings of $780 per year. And if you JUST invested that money every year, instead, in an SP500 index fund within a Roth IRA, earning an average of a 7% interest rate with dividends re-invested…over 40 years, you will have accumulated over $178,295.54. FIFTH: EATING AT RESTAURANTS
Instead of going out to eat somewhere…it’s REALLY simple to go to the grocery store, spend $7, and make a restaurant-quality meal yourself, at a fraction of the price.

SIXTH: GET FREE PARKING
I just don’t see the point in spending $5 to $10 to park in a parking lot, when I could park a block away - for free - and walk to where I’m going, instead. To me, that’s like I’m getting PAID just to get a little exercise…and it saves me money.

SEVENTH: TRACK YOUR EXPENSES
This is like the glue that holds everything together, because without knowing how much you spend…you won’t know how much money you’ll need to sustain your lifestyle, and you won’t be able to effectively cut back on the things that aren’t really bringing you much value. Doing this is really, really simple…I use the websites Mint.com and PersonalCapital.com, which automatically keep a thorough report of how much you make, how much you spend, and where you spend it.

My goal is for this to be helpful because I’m going to explain EXACTLY how much I make from everything, how I built up that business, and why I’m doing what I’m doing. Don’t focus so much on the end number, but instead, the processes to get there - and the philosophies behind it

FIRST: YouTube Ad Revenue.
This is something I NEVER imagined could be a reality, but here we are…and this single channel alone is now generating over $100,000 per month. That’s with no employees, no overhead expenses, no advertising…it’s just me, a camera, my garage, and computer…that’s it. I do 100% of what you see here, I just have a TON of fun doing this, and realize how unbelievable it Is to make so much money working on something you love doing.

SECOND: The Graham Stephan Show.
Here is a very obvious plug if you want to go subscribe there, I’m posting every other day I don’t post on this main channel - so between these two channels, I’m posting every single day. And I’m really happy to say that in the FIRST month of posting on The Graham Stephan Show channel, it made just over $15,000…in ONE month, THE FIRST MONTH, with less than 20 uploads total…that’s just INSANE.

THIRD: Two programs - The Real Estate Agent Academy and The YouTube Creator Academy
So far, this year, it’s paid off to tune of $23,500 averaged per month in 2019. Again, that’s with no overhead, I don’t advertise it…I just place it in the description, or I might do the occasional coupon code every now and then…and that’s it. Here’s my philosophy behind it - if I’m going to sell a course like this, it NEEDS to be something I fully and completely stand behind - AND it needs to be worth MORE than what someone will pay for it. Like, I want you to get MORE value than what you pay ME…that way, I know you’ll be happy, I know you’ll come back for OTHER things I might offer in the future, and that means a better long term outcome for everyone.

FOURTH: Real Estate Agent Sales
Now so far, in 2019, I’ve sold $6.6 million worth of real estate between two properties…now due to my focus here on YouTube, I split this with a colleague who took over a portion of the work, so obviously I’m not taking the full 2.5% commission on $6.6 million. I also currently have a $5.5 million listing going up today, and another for $7.5 million home that I’m a co-listing agent on.

FIFTH: Net Rental Income
In 2011 and 2012, I bought three properties…it was two houses and a triplex. I kept saving my commissions as a real estate agent, and In 2016, I bought another house and fixed it up - then later rented it out. Then in 2017, I bought a duplex…and in 2018, I bought another duplex. All in all now, after paying 3 mortgages, expenses, taxes, everything…I’m left with about $4800 per month in NET income between the 6 properties.

SIXTH: Mortgage Equity Paydown
That also means that every month I’m slowly increasing my equity in the property, and with that, my net worth. In total from the 3 mortgages, I’m gaining about $2800 per month in equity on those properties to the point where after awhile, the mortgages will be paid off - the properties will be owned free and

SEVENTH: Savings Account Interest
I’m going to leave this one a little vague because I don’t want to paint a target on my back, but I’m saving up for another property right now and that money generates about $1700 per month in interest within a savings account. This isn’t going to be the case a year from now, but my whole thing is that I’ll just save away everything I make in a high yield savings account - and when I get enough, and find the right deal, I’ll buy a property.

EIGHT: Amazon Affiliates Commission.
This typically averages anywhere from $600 on the low end, to $1400 on the high end - but recently, it’s averaged about $1000 per month.

THE SEPTEMBER FEDERAL RESERVE MEETING:

They said, that we’re most likely to see ANOTHER 75 basis point rate increase at their NEXT meeting in November, along with another 50 basis point hike in December, putting us at interest rates note last seen since prior to The Great Recession.

In addition to that, they ALSO made it apparent that they expect 2022 to see next to no GDP growth, at just 0.2%…and, have revised every single projection DOWNWARDS…implying that our economy is likely to slow down FURTHER than expected, potentially bringing us through an economic recession.

Because of that, they mentioned that a “SOFT LANDING” will be challenging, and will ultimately depend on how long prices stay high - after all, they understand that inflation is largely driven by supply shocks and various other factors that they have absolutely no control over - so, the longer those issues persist, the worse it’s going to be for OUR economy.

Jerome Powell also said, that it’s also important that they hike rates NOW while earnings are still strong, employment is still high, and the economy can absorb some of the “shock” - than wait too long for the economy to overheat, and then - it’ll be much more difficult to get under control.

In addition to that, they ALSO mentioned that the unemployment rate is LIKELY going to increase in their effort to “restore price stability,” going from 3.8% to 4.4% next year…and, we’re probably going to see fewer job openings until they begin to reverse course…in 2025.

In the mean time, they don’t intend to front load more rate hikes than necessary and “shock the market” to “get it over with”….but, they did say, that the housing market is likely to go through a “correction,” while prices “reset” to a new normal, following higher mortgage rates.

In terms of how much a correction we might see…by definition, it’s a decline between 10 and no more than 20% off peak prices…so, if he’s correct…we could see housing levels come back down to where they were at the beginning of 2021.

OVERALL, though, this entire meeting was rather BEARISH, with a very clear message that: rates are going higher, they’re STAYING higher - for longer…and unemployment is going to INCREASE. This was a very different message than his previous meetings, where - it was mentioned that they’re “committed to fighting inflation,” while waiting a rosy outlook for the future...but this time…not so much.

The FIRST APPROACH - which is the most SIMPLE - is to follow what’s called The 4% Rule:
This is the formula that says you can spend 4% of your portfolio, each and every year, without running out of money, while maintaining your EXACT same lifestyle. Basically, the logic is that - if the market returns an AVERAGE of 7% per year adjusted for inflation, you’re safe spending about 4% of that - while still having enough left over to grow and hold you through the times where the stock market goes down for a prolonged period of time.

So, using this logic…if you wanted to replace the AVERAGE American income of $63,784…you multiply THAT by 25….and that means you would need $1,619,600 invested in the stock market to FULLY replace the average income.

The SECOND APPROACH: DIVIDEND STOCKS
Here’s how that works: when you buy a stock, what you’re REALLY buying into a small ownership share of that company. Now that you own a small piece of the company by investing in their stock - some of those companies will pay you out a “dividend,” which is a fancy word for saying: they’re going to pay you a portion of their profits, because you own a small piece of their company by buying their stock.

In my opinion, DIVIDEND STOCKS CAN be a good replacement of your income…but, I wouldn’t create your entire portfolio from it, because it’s MORE Important to look at the growth of the overall stock and the company, rather than JUST how much they pay. .

And FINALLY…the third approach, where you can speed up this process a LOT - is by investing in Real Estate.
For example, instead of investing $20,000 into buying stocks - you might be able to use $20,000 as a down payment to buy a $125,000 home that rents for $1000 per month. In this case, about $450 per month will pay your mortgage to the bank…$50 per month would go to insurance…$100 per month would to maintenance and repairs…$100 per month would to go vacancy and miscellaneous…and that would leave you with $300 PER MONTH left over as profit…from a $20,000 investment. In that scenario, you’re earning an 18% cash return on your $20,000.

To start doing this:

FIRST: TRACK YOUR SPENDING.
Just go to Mint.com or PersonalCapital.com, they’re both free, sign up - and then watch your spending for the next 30-60 days to see EXACTLY how much you spend every month. That’s all you need to do for this step.

SECOND: CUT BACK WHAT YOU DON’T NEED
Once you see how you spend your money over 30-60 days, you’re going to be able to point out some inefficiencies with where you spend and what you don’t need.

THIRD: SAVE AND INVEST THAT EXTRA MONEY
Literally WHATEVER YOU CUT BACK ON HERE - INVEST IT IMMEDIATELY. Open up a Roth IRA if you don’t already have one, throw that money into a low cost index fund, save up for a down payment on real estate, or do SOMETHING with the intention of investing it.

FOURTH: LOOK INTO GETTING ANOTHER JOB OR SWITCHING CAREERS
There are multiple studies that have shown that people who switch jobs every 2-3 years make nearly 50% more than someone who stays with the same company.

AND FIFTH: SLOWLY BUILD THIS UP OVER TIME WHILE YOU RE-INVEST YOUR PROFITS

And the OTHER good news is that, the less money you SPEND - the less money you need to REPLACE - and not everyone needs $63,000 per year in passive income.

As far as my own thoughts on this, and what I would do…honestly, I’d say it’s best to use a combination of ALL 3 OPTIONS if you want to invest enough to replace your income.
